The decision under the West Bengal Thika Tenancy (Acquisition and Regulations) act will help to build the residential projects in Kolkata which will enhance the profit of the real estate sector.
The proposal to allow a Thika tenant to become a leaseholder should be approved by the cabinet. These are unable to get loans to maintain the development of the property in the area they are staying presently. After becoming the leaseholder they easily apply for the loans from the bank or a cooperative for the development of the property.
To facilitate the living of people on thika tenancy land, the West Bengal cabinet approves in-principle to construct a home and make alterations as per the amendment of West Bengal Thika Tenancy ( Acquisition and Regulation) act. This act implemented mostly on the slum areas like Howrah, Asansol, to construct G+4 structures with a fixed height of 9.5 meters (two-storeyed houses). This thika tenancy land is now under the possession of the governments after abolishing the zamindari system.
Firhad Hakim who is the mayor of Kolkata stated that the proposal should be taken to the law department and then to the finance department before presenting it to the assembly. Later on, the cabinet gives the approval of in-principle for people who are going live on those land under the Thika tenancy act. Those are mainly the slums areas that are occupied to build the home structures beyond the existing 9.5metres.
Firhad Hakim also said that they should allow to construct the residential buildings by confirming the respective construction rules as around 50,000 people are living on 200 acres of land in Kolkata and from that Howrah has 517 acres. The tenants living in slum areas like Burrabazar, Aharitola, Jadavpur, Chetla, and Topsia would allow to construct G+4 residential apartments according to their own choice and benefits. No promoters will indulge in the process of construction as the landowner and the inhabitants are the only people who will take decisions and make alterations.
A cluster of ministers has decided to set up the amendments of the thika tenancy of west Bengal ( Acquisitions and Regulations) act under the chairmanship of finance minister Amit Mishra. The cabinet took the ultimate decision by selecting the Dubai-based DP World, to set the Kulpi Port in the South 24 Parganas district as stated by Amit Mishra.
